BUILDING REGULATIONS

Every mezzanine floor installation must be reported to your local building control and adhere to building regulations. We will always make sure that any mezzanine floor we design and install is fully compliant with the most up to date regulations and requirements. We can quote to appoint our approved building inspector or you can deal with application process yourself to save cost.

No formal permissions are required for planning, however you should check if there are any restrictions in place to prevent a mezzanine floor being installed within your property.

Sometimes planning permission is required if the mezzanine floor is used for office space or work, but we’ll keep you up to date with any permissions we need to request as part of your project.

Building Regulations are made up of the following requirements:

  • Part A – Structural Safety
  • Part B – Fire Safety
  • Part K – Protection from Falling
  • Part M – Access To and Use of Buildings

Structural Safety

As a trusted and accredited company, we always provide structural calculations to building control which ensure that we adhere to structural safety.

Although there is some confusion out there regarding concrete slab core samples, it is not a requirement for building regulations. However you may be asked your landlord to undertake the test to provide evidence the existing slab can withstand the loads imposed by the mezzanine.

Fire Safety

Fire safety is always a large part of our design process, making sure that there is always a means of escape in the unlikely event of a fire or emergency situation. We always make sure that 1 hour fire resistance is included if required when designing and fitting mezzanine floors, to ensure we comply with Part B of Building Regulations.

Protection From Falling and Access To and From Buildings

The height and safety of our mezzanines is always determined and examined within the design process, to ensure we are compliant with Part K and Part M of Building Regulations.

STAIRCASE DESIGNS

Guidance

Here at CICS we offer a range of staircases for mezzanine floors, all designed to comply with the latest building regulations requirements. Whether your new mezzanine is for increasing space in a warehouse, or perhaps you’d like to create a beautiful new office space, we’ll make sure that the staircases fit perfectly in line with the goals you’re looking to achieve.

When installing a new mezzanine floor you must fit at least one General Access Staircase, other types of stairs can be introduced thereafter depending on the mezzanine floor use. There are a variety of options available including the following.

General Access Stair (Industrial)

A maximum of 12 rises per flight except in small premises where 16 risers per flight is acceptable. When exceeding this allowance a landing tower must be introduced.

The treads must be closed with a non-slip surface and include contrasting noses, durbar steel is ideal for this application and used on all our standard staircases.

The maximum rise must not exceed 170mm and the maximum going should be no more than 250mm.

The distance between the handrail and the tread nose line should be between 900-1100mm.

300mm handrail extensions are required at the top and bottom of the staircase.

General Access Stair (Public)

Similar in design and appearance to the general access stair (industrial), however the clearance between handrail posts must be a minimum of 1200mm.

Utility Stair (Access)

Based on industrial settings, a minimum of 800mm is required between handrails with open contrasting rises, maximum rise of 190mm and maximum going of 250mm.

A maximum of 12 rises per flight except in small premises where 16 risers per flight is acceptable. When exceeding this allowance a landing tower must be introduced.

Utility Stair (Escape)

Design features to match the utility stair (access), however the treads noses do not need to be contrasting and you can increase the total number of risers to 25.

Mezzanine Floor Staircase Construction

Our staircases are fabricated using 200x10mm stringer plates with 50x50SHS posts and 50x25RHS horizontal rails.

Durbar treads are fitted as standard for industrial settings, however we can fabricate smooth treads for the application of carpet tiles or other finishes.

Using our in house spray facilities, we can paint your staircase any colour but as standard we offer grey or black.
